shown by his father) unless he finds him a slave and buys
him and emancipates him". [Muslim].
Commentary:
This Hadith also brings out the eminence of parents
and outstanding importance of their rights. |

Requirements before signing the Transfer Documents
Both
the seller and the purchaser will be required to call at
the office of the conveyancer to sign certain documents
which have been prepared by the conveyancer and which will
enable the conveyancer to effect the transfer in the deeds
office. The documents which will have to be signed are the
following?
1.
Declaration in respect of status
In this document the purchaser and Seller declares his or
her marital status. This deals with such questions as to
whether he or she is married in or out of community of property
(which determines whether the property is to be registered
in his or her name or in the name of both spouses). Unmarried
adult persons, whether never married, divorced or widowed,
are granted full rights of ownership.
Property
may even be transferred or transferred from a legal entity
such as Company, Close Corporation or a Trust. Where the
property is in the name of or is to be transferred to a
child, the parents or guardian will sign on their behalf,
alternatively the child will be assisted by his or her parents.
Transfer duty and Value Added Tax (VAT) declaration
Transfer duty is a form of tax payable to the State
and is calculated on the value of the property. If the deed
of sale is signed by either the seller or the purchaser
after 30 September 1991 then Value Added Tax may be payable
on the transaction. This tax will be payable on the estate
agent's commission, on the conveyancer's fees and on portions
of some municipal rates. If the seller is registered as
a vendor then VAT will also be payable on the purchase price.
If
VAT is payable on the purchase price, then no transfer duty
will be payable. The conveyancer will require the parties
to sign declarations about these taxes. With these declarations
in hand he or she will be able to finalise the matter with
the Receiver of Revenue and either pay the transfer duty (after
being put in funds to do so) or obtain a transfer duty exemption.
Without a transfer duty receipt or a transfer duty exemption
receipt being produced, the Registrar of Deeds will not register
the transaction.
Mortgage
or bond documents
If the purchaser gets a loan from a financial institution
(bank or building society) or from his or her employer or
other source, the lender will insist that the purchaser registers
a mortgage over the property to secure a loan.
To
enable the bond to be registered, the purchaser will be required
to sign a written power of attorney for the conveyancer to
do so.
To
enable the conveyancer to draw up all this documentation correctly,
the purchaser must submit his or her identity document, marriage
certificate and if applicable, antenuptial contract to the
conveyancer. Details of the loan and the lender will also
be required.

Two
strong earthquakes shook the African Great Lakes region
yesterday claiming the lives of at least 34 people in Rwanda
and six in the Democratic Republic of Congo.
Rebel
groups in Chad have stormed the country's capital overwhelming
government troops, trying to oust President Idriss Deby
in a bloody coup attempt.
An
inquest docket has been opened into the death of a five-year-old
child who fell eight floors to his death in Berea (Johannesburg)
on Saturday night. Police have opened an inquest docket
to ascertain the cause of his fall and his death. The child
was apparently left in the care of an older sibling while
his mother was at work.
Western
Cape Premier, Ebrahim Rasool, who campaigned strongly in
favour of President Thabo Mbeki in the run up to the Polokwane
conference, has been summoned to ANC headquarters at Luthuli
House in Johannesburg.
More
than 300 people were arrested in Johannesburg over the weekend.
The arrests were made in Hillbrow, Berea, Braamfontein and
Joubert Park in an operation carried out by SAPS.

500g chicken or mutton - 1 tomato - 1 stick cinnamon - 2
elachi - A few cloves and peppers - 1 tsp salt - 1 large
finely sliced onions - ½ cup oil - 1 tsp turmeric
- 1 full tsp chillies - 1 tsp ginger garlic - ¼ cup
sour milk cards - 1 tsp dhunia jeeru.
Fry the onions in oil pale golden colour. Add the meat to
which has been added all the spices, the sour milk, tomatoes.
Allow to cook slowly till juices are absorbed. When meat
is nearly done, arrange the pattas over it, add 3 Tbsp of
water and allow to steam for 20 minutes longer.

Can you explain?
Is faith that which ends a drought with much rain?
Indirectly, yes it is, God brings the rain, and patiently
waiting for the rain is the part you play,
Believing that only God, Whom you've never seen can ease your
pain,
Believing
in the unseen, the unknown,
Believing in what cannot be physically shown,
Let me address those who do not believe,
Those who do not know why our souls must leave,
Look
around, O! clueless one,
Who created the heavens and the earth, the moon and the sun?
With such intricate detail,
Who created the male and the female?
Human
DNA is like a computer programme,
but far far far more advanced than any software ever created,
Is this a topic that can truly be debated?
Complex programmes are created, they do not evolve,
Yet you use the logic that the blueprint of life,
the far more complex programme of DNA developed
by chance as the world began to revolve?
Have
you not read the Holy Scriptures, The Quran, the Bible, the
Torah?
Do you not take note that they inform us of many scientific
truths that are only being proven today?
In this make believe world that I just disproved, is this
where you want to stay?
In the hereafter you'll get your fair share,
A time when it will be too late to run,
So change your way of thinking,
take a look around you,
contemplate on who created these natural wonders,
and Believe that God is the one. |
